DoorMeter

Rental deal analysis tool showing cash flow and returns on Zillow and Redfin listings

A Chrome extension that displays cash flow, cash-on-cash return, cap rate and deal scores on Zillow and Redfin rental listings, using local rent estimates

About

DoorMeter is a Chrome extension for rental property investors that displays key investment metrics directly on Zillow and Redfin listings. It calculates cash flow, cash-on-cash return, cap rate, debt service coverage ratio (DSCR) and a deal score to help investors evaluate rental properties quickly without spreadsheets.

The tool reads property details from listings and fills in missing data using bundled U.S. government sources: HUD fair market rents for ZIP codes, county property tax rates, and Treasury insurance data. Users can adjust any assumptions like down payment, interest rate, and rental income, with all numbers updating instantly.

Features include saved deals with comparison tools, investor profiles for different strategies (buy and hold, house hacking, BRRRR), price-drop alerts for saved properties, and support for owner-occupied loans including FHA, conventional, and VA options. All calculations run locally in the browser without sending user data to external servers.

Quick answers

How accurate are the numbers?
The numbers are estimates to help screen deals quickly. Rent comes from the listing when available, otherwise from HUD fair market rents which run conservative. Taxes use county effective rates on purchase price, and insurance uses 2022 owner-occupied premiums (landlord policies usually cost more). Any number can be changed manually.
Does DoorMeter collect my data?
No. User deals, profiles and settings stay in the browser. Only two things leave the browser: the license key checked with the payment provider, and broken-page reports sent voluntarily by the user.
Which sites work?
DoorMeter works on Zillow and Redfin listing and search pages in desktop Chrome. Zenlist users can enable it for Zenlist listings and search tiles from the toolbar button.
Does it handle house hacking?
Yes. Users can switch the card to House hack to see the cost of living in one unit or bedroom after rent from other units, how it compares to renting, and the numbers after moving out, with FHA, conventional or VA loan settings.
